We know how you like to maintain your home, and sometimes when we are busy keeping standards high can be difficult. Thats why your property will have a cleaning service, focussing on shared areas, like the kitchen and bathroom. For an additional cost we can organise cleaning your room.

We love London and we love nature! Our properties are all situated in leafy North London, near all the best open spaces available. So why not go out and explore. Take a walk on Hampstead Heath (or a dip in one of the swimming ponds), explore Highgate Wood, wander through Highgate Cemetary, onto Queens Wood and a pub lunch in Highgate Village overlooking the city .... 



PhD Accepted, Professional Occupations
All of our houses are for people in full-time work (fully funded PhD positions are acceptable).  

All bills included:
The quoted rents include all bills: gas, electric, council tax, water, TV license, high speed internet/wifi, cleaner & gardener.
There is a fair use policy that will be clearly explained to you at the outset.  This is to ensure we are all environmentally friendly and do not leave the heating running all year round!

Cleaner included:
The quoted rent also includes a cleaner on a fortnightly basis.  They are responsible for cleaning the common areas (kitchen, shared bathrooms, stairwells, living rooms, etc) you will of course still be responsible for cleaning your dishes and clothes.

Fully furnished:
All rooms are fully furnished to include beds & storage.  Please note that linen is not included (ie. duvets, pillows, bedding).

Please Note:

We perform a thorough referencing process on all applicants for rooms.  Normally you can plan to move in a week after filling out the provided referencing form (with the earliest within 3 working days).  This referencing process depends on the speed of response from your your employer (Supervisor/PI is acceptable) and ideally previous landlord.  There is a mandatory £100 referencing fee (per person) that is non-refundable if you do not meet the following criteria (so please ensure you will pass before you get started).


  • Employment: All tenants must be in full time employment (PhD acceptable) with verification from employer. If you are changing jobs we will need the confirmation from your new employer, including confirmation of salary.

  • Affordability: Rent must be comfortably covered by your monthly salary

  • Right to Rent: We need evidence that you have a right to rent property in the UK

  • No CCJs

  • Previous Landlord: We need a positive reference from your current landlord.

  • Guarantor: If you are unable to meet the above requirements or have been in the UK for less than 6 months then you may use a guarantor (this can be your PhD supervisor or PI).  Please notify us during the initial email if you would like to use a guarantor.

  • Friendly and Courteous: Because you are going to want to be living with good people too!

We take an upfront deposit generally equivalent to 1 month's rent.  This may be negotiable for shorter term lets or others so please ask.  This is securely registered with myDeposits, who are a government authorised tenancy deposit protection scheme.  You will receive full paperwork confirming the registration of your deposit within 30 days along with more information about myDeposits.

Short-term Stays:
We do accept short-term applicants for some of our properties.  This is for anyone wishing to stay less than 6 months. You will still be subject the the full referencing process and the £100 fee.  Pending the results of the reference check we may be able to waive the deposit.
There is an additional £50 per month added on to the listed room rate for stays 2 to 6 months.
For stays of less than 2 months it is £80 per night.

Tenancy Agreement:
All of our tenants are on standard assured short-hold tenancy agreements (ASTs).  The normal term is 6 months, which can then continues on a rolling 1 month basis thereafter.  

If you do not think that you can meet the referencing requirements or you have been in the UK for less than 6 months, you are able to secure a room with us by using a guarantor.  This is someone that must meet all of the referencing criteria above and be willing to sign a form stating that they will be responsible for your rent payments if you were to default.  This should be someone that has been in the UK for at least 1 year (although 3 years is preferable).  Again, please ensure you have asked their permission and that they will pass the reference checks.

Ombudsman - Property Services
We are registered with the Ombudsman - Property Services.  If you have a complaint that has not been resolved through our normal complains procedure then you can contract the Ombudsman directly for resolution and remediation of the issue.  

Your Data is Secure
We are registered with the Information Commissioner's Office (ICO) promoting privacy for individuals data.  This means your data is secure with us as we are trained to follow their standards.

Client Money Protection
In order to retain our independence we are not a member of any regulated trade body.  Further, we do not have any client money protection policy or insurance in place.
